The Falcon Pointe Homeowners Association Swimming Pool is a privately-owned recreation entity, entirely funded by annual assessment paying members.  The FPHOA Board of Directors administers the Pool Rules and Regulations.  In accordance with the Declaration of Covenants of Falcon Pointe Subdivision, the Homeowners Association has set forth the following rules for the use of the community recreation areas. 

 

These rules are in place to help maximum enjoyment and safety for our homeowners.  Entering the pool complex indicates that members understand and agree to abide by the rules and regulations governing safe and lawful operation of the swimming pool and assume responsibility for all dependent minors and/or guests using the pool facilities.  

 

The Declaration of Covenants permits the Homeowners Association to fine and/or suspend the recreation area privileges of serious or habitual offenders of the rules, or for non-payment of Association dues.  *Rules may be modified, with the approval of the FPHOA Board, when deemed necessary for safety purposes. 

DAILY HOURS OF OPERATION*

Anyone entering the pool or pool area outside of the pool hours of operation is trespassing and will be subject to arrest.

Monday – Closed  For Deep Cleaning         (Except for Labor Day!)         

Tuesday - Sunday  8:00AM TO 8:00PM

 

Start of season: June 15, 2020        End of season:      September 13, 2020

KEY FOBS & REQUIRED FORMS:

  1. Residents must complete a Falcon Pointe Amenities Registration Form

  2. ONE (only) pool fob per address will be issued to the owner(s) of Falcon Pointe

  3. Replacement fobs will cost $50 and the previous fob issued will be deactivated upon replacement.  

  4. Fobs must be shown to pool volunteers at any time requested

  5. Each fob swipe for entry is recorded and the gate must be shut in between swipes; every person entering the gate from your fob swipe will be considered your guest and responsibility.  Questions regarding pool fobs should be directed to Fennell Property Management

  6. No fobs are available at the clubhouse at any time. 

  7. Children under the age of 18 are not allowed to hold or utilize the key fob.

 

PARKING:

  1. Vehicles are to be parked in defined spaces in the parking lot adjacent to the pool.  

  2. Overnight parking of vehicles is not allowed.  Vehicles are subject to be towed at the Owner Expense. 

 

CLUBHOUSE RESERVATIONS AND USE:

  1. Due to the number of residences in Falcon Pointe, the Clubhouse and Pool will be considered two separate entities. 

  2. Residents that reserve the Clubhouse do not have approval for use of the pool for their event. 

  3. Private parties are not permitted at the pool. 

  4. Residents are expressly forbidden to provide access to members or non-members of the Homeowners Association or to those who’s key fob is not present.

  5. Pool use is restricted to Homeowner’s Association owners and their guests.  Guests are limited to five (5) and MUST always be accompanied by an owner.  Unauthorized persons using the pool will be considered trespassing and may be prosecuted. 

  6. The pool area grill is for the use of all Association members.  The member is responsible for cleaning the grill immediately after each use.  

POOL RULES   

*Effective in the 2020 season

  1. All Annual Assessments and/or fines must be paid in full prior to use of the pool. 

  2. *NO ALCOHOLIC BEVERAGES will be allowed in the pool area (inside the fence) per our Insurance provider.

  3. Gate to Remain CLOSED at all times 

  4. WARNING NO LIFEGUARDS ON DUTY 

  5. Swim at your own risk.  All persons using the Clubhouse or Pool complex are doing so at their own risk and are responsible for their own safety. 

  6. Adult lap swimmers have priority use of the left 2 lap lanes. 

  7. NO swimming under the influence. 

  8. NO Swimming during rain or thunderstorms. 

  9. NO Diving Allowed 

  10. NO PETS in the pool area

  11. NO GLASS of any kind is permitted in the pool area (inside the fence)

  12. NO Food or Drinks in the pool or around pool (by chairs/table sets only)

  13. NO pushing, running, jumping, diving, and excessive horseplay 

  14. NO Loud, Abusive, or profane language 

  15. NO Smoking/Vaping of any kind 

  16. The use of music devices is permitted but must be played at a reasonable level that does not negatively affect neighbors and other users of the pool area. 

  17. An adult (18 years or older) who assumes responsibility for the child’s safety must accompany children under the age of 14 years. 

  18. An adult must be within arm’s reach and accompany swimmers and/or non-swimmers. 

  19. Children’s safety and behavior are the responsibility of the adult (18 years or older) who accompanies them.  

  20. The wading pool is for children 5 years old or younger. 

  21. Children who are not toilet trained must wear rubber pants with a diaper, training pants, or similar protective wear. 

  22. Pool furniture is not to be reconfigured, removed from complex, put into the pool, or used for any activities other than its designed purposes. 

  23. No bikes, scooters or other play equipment are to enter the pool area and at no time ridden around or in the pool area.   This equipment must remain on the outside of the gate 

  24. Climbing over the fence or entering through a gate by force to avoid using a key fob is prohibited and is considered trespassing under the law.  Such actions are dangerous as well as illegal. 

  25. Water balloons are not to be used in the pool area.

MAINTENACE:

  1. All trash should be deposited in the garbage / recycling containers provided.  If the smaller trashcans are full, please change the container and place in the large blue trashcans on the side of the clubhouse, trash bags will be found in the bathroom cabinets. 

  2. The pool company will be cleaning the pool on Monday, Wednesday and Friday. 

  3. The bathrooms will be cleaned twice a week.  As this is not a daily service, please ensure that we maintain a clean property daily.  Cleaning supplies will be found in each of the bathrooms to be used as needed. 

  4. The last person leaving the pool at any given time will make sure the umbrellas are closed, lights/fans are turned off, and the doors/gates locked/latched.

Additional Restrictions (applies to the 2020 Pool season only):

  • NO OUTSIDE GUESTS (Non-Falcon Pointe residents) will be allowed at the Falcon Pointe Pool.

  • The HOA will provide supplies and will also request that residents bring their own to use as supplies are limited.

  • Adjusted Hours of Operations (Monday Closed) Tuesday – Sunday 8am – 8pm* (Subject to change)

  • Pool furniture is NOT to be moved from it designated spot indicated with taped markers  ( X ).  We will have to limited what is placed out for use.

  • Each resident plays a role and are guardians to our success. If you see an issue and it cannot be handled promptly. submit a Report a Violation Form, this allows us to have a close time stamp for us to research effectively.

  • Failure to comply with the restriction outlined per Knox County/Health Department will result in the Closure of the Pool by the Knox County Health Department for the 2020 pool season.
